How it works - your Guaranteed Rent Service journey.

The journey for prospective landlords is simple:

Property inspection and offer

  • Landlord and Redwood meet on site.

  • Schedule of condition agreed. 

  • Availability date agreed.

  • Redwood makes rental offer.

  • Length of term agreed (up to 20 years).

Contract and survey 

  • Drafting of contract.

  • Contract review by landlord.

  • Contract signed.

  • Third party condition survey.

  • Survey agreed and attached to contract.

Refurbishment

  • Redwood starts refurbishment works, usually including:

    • bathroom and kitchen upgrades 

    • new floor coverings

    • redecoration 

    • new furniture

    • fire alarm and safety upgrades (e.g fire doors)

  • Refurbishment may increase the value of your property.

Tenants move in

  • Redwood uses its network of young professionals to source tenants. 

  • Tenants rent as:

    • individuals in single rooms, or

    • groups of professionals renting whole property.

  • Each tenant signs an assured shorthold tenancy with Redwood.

Property handed back  

  • Redwood advises landlord term is nearing end.

  • Condition survey undertaken.

  • Redwood offers extension or termination.

    • Extension contract issued and signed, or

    • Property returned in same or better condition.
